Do you feel like you’re staring at a mountain of textbooks but still don't have a clue how to actually close a deal? 🏔️ You aren’t alone! Most new agents feel like they are wandering through a fog of regulations and legal jargon without a map to the finish line.
Getting your real estate license is a huge milestone, but let’s be real: the "pre-licensing" phase is just the library card. It doesn’t mean you’ve read the books, and it certainly doesn't mean you know how to run the library! At REAZ Seminars, we see it every day. People pass the exam and then think, "Wait… now what?"
Before you dive headfirst into the deep end, you need to know exactly what the water looks like. Here are 10 essential things you MUST know about real estate agent training and the reality of the industry. 🚀
1. Pre-Licensing Education Is Just the Foundation 🏗️
The first thing you’ll learn in real estate training is that the course you take to get your license is almost entirely about LAW and LABILITY, not about SALES and SUCCESS.
The state wants to make sure you don't get sued or put someone in a dangerous situation. They don't care if you know how to do a listing presentation or how to handle a difficult buyer.
- The Reality: Pre-licensing prepares you for the test.
- The Mission: Post-licensing training (like what we do at REAZ) prepares you for the career.
- The Goal: You need to bridge the gap between "passing the exam" and "printing the commission check."

2. Expect Substantial Upfront Costs (It’s an Investment!) 💰
One of the biggest shocks for new agents is that getting licensed isn’t free, and the training is just the beginning. You are starting a business, and every business has overhead.
- Course Fees: $100–$500+ depending on your state.
- Exam & License Fees: Another $300–$500.
- NAR & MLS Fees: This is where it gets real. Expect to pay $1,500+ for National Association of REALTORS® dues and access to your local Multiple Listing Service (MLS).
- Tech & Marketing: CRMs, signs, business cards, and website hosting.
PRO TIP: Budget for these before you quit your day job! You don’t want to be stressed about $200 for a seminar when you’re trying to learn how to make $20,000.
3. Plan for 4–6 Months Without a Paycheck ⏳
Real estate is a marathon, not a sprint. Even if you get a client on Day 1, it usually takes 30 to 45 days to close a deal. Most rookie agents take several months to land that first client.
- Median Rookie Income: Statistics show that rookie agents earn a median of about $8,100 in their first year.
- The Strategy: You need a CASH RESERVE. Training should include financial planning so you don’t burn out before you catch fire! 🔥
4. Continuous Learning Is MANDATORY, Not Optional 📚
The market changes faster than the weather. What worked in 2021 (the "order-taker" era) definitely doesn’t work today. You need to stay updated on:
- Interest Rates: How they affect buyer power.
- New Tech: AI tools, paperless transaction systems, and digital marketing.
- Law Changes: Such as the recent NAR settlement changes.
If you stop learning, your business stops growing. It’s that simple.

5. Commissions Are Now Fully Negotiable 🤝
Thanks to the 2024 NAR settlement, the way agents get paid has shifted. You can no longer rely on a "standard" offer of compensation in the MLS.
- KNOW YOUR VALUE: You must be able to explain exactly what you do to earn your fee.
- BUYER AGREEMENTS: You are now required to have a signed Buyer-Representation Agreement before you even tour a home with a client.
- TRAINING FOCUS: Your training MUST include scripts and strategies on how to present these agreements with confidence. If you can't explain your value, you won't get paid.
6. Choose Your Brokerage for the TRAINING, Not the Brand 🏠
Don't just join a big-name brokerage because you like the logo. Interview them like you’re the boss: because as an independent contractor, you are!
- Ask about Mentorship: Is there someone you can call at 8:00 PM when a contract goes sideways?
- Check the Curriculum: Do they offer weekly training on lead generation, or just "office meetings"?
- Support Staff: Do they have Transaction Coordinators (TCs) who can help you navigate the paperwork?

7. Lead Generation Is Your PRIMARY Job 📞
You might think your job is "showing pretty houses." WRONG. Your job is finding people who want to buy or sell pretty houses.
- PROSPECTING: You need to master the art of the phone call, the door knock, and the networking event.
- THE HUSTLE: If you aren't spending at least 3 hours a day on lead generation, you don't have a business; you have a hobby.
- SYSTEMS: Great training will teach you how to build a database (CRM) so you aren't constantly starting from zero every month.
8. Master the "Many Hats" of the Industry 🎩
A successful agent is a:
- MARKETER: Creating content that grabs attention.
- PSYCHOLOGIST: Managing the stress of buyers and sellers.
- NEGOTIATOR: Fighting for the best price for your client.
- COMPLIANCE OFFICER: Ensuring every disclosure is signed and filed.
At REAZ Seminars, we focus on helping you balance these roles without losing your mind. Understanding the boundaries of your role: and when to delegate to a Transaction Coordinator: is key to scaling.

9. You Don't Own Your Schedule (Initially) 🗓️
"I want to do real estate for the flexible schedule!"
We’ve all heard it. The truth? Your schedule is flexible only in that you can choose which 60-80 hours a week you want to work! 😅
- Client Control: Buyers want to see houses on evenings and weekends. Sellers want to talk after work.
- DISCIPLINE: You have to be self-motivated. No one is going to tell you to get out of bed and make calls. Training helps you build the ROUTINE that leads to freedom.

10. Tax Planning and Business Management 📉
You are a business owner. That means the government doesn't take taxes out of your check: YOU have to do it.
- SET ASIDE 30%: Every time you get a commission check, put 30% into a separate savings account for the IRS.
- TRACK EXPENSES: Your mileage, your coffee meetings, and your REAZ Seminar fees are all tax-deductible.
- GET EXPERT HELP: Don't try to be your own accountant. Focus on what you’re good at: SELLING.
