The Short Answer: Do You Have to Pay Your Agent?
The short answer is: Maybe, but not necessarily.
Under the new rules, sellers are no longer required to offer a set commission to a buyer’s agent through the Multiple Listing Service (MLS). However, they can still choose to pay it, and most still do to remain competitive. The biggest change is that you, the buyer, must now sign a written agreement with your agent before you even tour a home. This agreement clearly states how much your agent will be paid and who is expected to pay it.

Therefore, many sellers offer "concessions" to cover the buyer's agent's fee.
2. The Buyer Pays (The Direct Way)
In some cases, particularly with "For Sale By Owner" properties or highly competitive luxury markets, a buyer might pay their agent directly. This is clearly outlined in your representation agreement. If the seller offers $0, and your agreement says the agent earns 2%, you would be responsible for that 2% at closing.
3. A Hybrid Negotiation
