WHY THE CONSULTATION IS YOUR SECRET WEAPON
Most agents skip the consultation because they’re afraid of "scaring the buyer off." But the truth? A professional consultation is what wins the buyer’s loyalty. It sets the stage for a smooth transaction and proves you are the expert they need in their corner.
At the end of a great consultation, you will have:

STEP 1: PRE-QUALIFY BEFORE YOU MEET
Don't wait until you're sitting across from them to find out they aren't ready to buy. Start the process with a few high-value questions over the phone.
Ask the easy questions first:
- Are you looking for yourself or someone else?
- What cities are you looking to buy in?
- What is the MAXIMUM monthly payment you are comfortable with?
- What is the MINIMUM number of bedrooms you need?

STEP 2: BUILD RAPPORT & UNCOVER MOTIVATION
When you meet, whether it's at the office or a coffee shop, your goal is to listen. Use our Buyer Consultation Questionnaire to dig deep into their needs.
Powerful Questions to Ask:
- "What websites do you use to find property? How's it going so far?"
- "Tell me what HASN'T worked for you in the home buying process so far?"
- "What are the FIVE THINGS you simply can't live without?"

STEP 3: EDUCATE ON THE MARKET & THE PROCESS
This is where you position yourself as the mentor. Explain the current market conditions in a way that sets realistic expectations. Are we in a seller's market? Tell them! Explain that most homes are selling at a certain percentage of the list price so they aren't shocked when they have to bid competitively.
