1. You Absolutely Need a License to Get Paid

In California, it is illegal to perform any act that requires a license, buying, selling, or even leasing property for others, if you aren't licensed by the state. If you want to make the big checks and represent clients legally, the license is your "golden ticket."
2. Check Your Basic Eligibility First
Before you buy any textbooks, make sure you clear the baseline hurdles. You must be at least 18 years old. You also need to be a legal resident of the United States. This includes U.S. citizens, green card holders, and those with valid work visas or DACA approval. Education-wise, you need a high school diploma or a GED equivalent. If you've got those checked off, you’re ready to start the engine.
3. The 135-Hour Education Requirement
California requires you to complete 135 hours of approved pre-licensing education. This isn't just "general knowledge"; it’s broken down into three specific 45-hour courses:
