2. The Capitalization Rate (Cap Rate)
The Cap Rate helps you compare properties across different markets. It tells you what the return on a property would be if it were bought entirely in cash.
- The Formula: (Net Operating Income) / (Purchase Price) = Cap Rate.
- Why it matters: It tells you how "expensive" a market is. If you're looking at a 4% cap in a high-growth area versus an 8% cap in a stable area, you can explain to your client exactly what kind of risk and reward they are looking at.
3. Cash-on-Cash Return
This is the metric that gets investors excited. It measures the return on the actual cash they put into the deal.
- The Formula: (Annual Pre-Tax Cash Flow) / (Total Cash Invested) = Cash-on-Cash Return.
- If your client puts down $100k and gets $10k back in year one, that’s a 10% return. Easy to explain, powerful to show.

One of the biggest mistakes new agents make is spending hours analyzing a "lemon." A pro agent knows how to kill a bad deal in 60 seconds.
